How it works

Is this really free?

Yes! You will never have to pay me anything! Your newly-leased apartment complex will pay me a commission.

What's the catch?

There is no catch. There is really no reason not to use an apartment locator. I will save you time and possibly get you better results than if you'd searched on your own. This process will cost you absolutely nothing.

How do you get paid?

Your newly-leased apartment complex will pay me a commission if you list my name on your application. Please be sure to let me know when you've done that so I can follow up with the apartment. Once I have received my commission (usually about a month after you move in) I will immediately send you a $50 thank-you gift by Venmo, Zelle, or CashApp.

Will my rent be higher if I use you?

Absolutely not. Apartment complexes are legally required to quote the same rates to anyone asking within a given time frame.

How much are security deposits?

They vary based upon the apartments, but usually a few hundred dollars. As part of my report to you, I will let you know all the fees (security and application and administrative) that you'll have to pay.

What if I have pets?

Most apartments allow tenants to have pets in their units for an additional monthly fee. However, it is not unusual for apartments to restrict the types of animals permitted (cats and dogs only) and the breeds of dog (no aggressive breeds or dogs above a certain size). If you have a question about pets, let me know so that I can find the right property to accommodate you.

What if I have broken a lease or been evicted before?

I won't lie. It may limit your options. However, let me know about any issues you've had when you submit your request, and I'll find out which apartment complexes would be willing to work with you in your desired area.

Ready to work with me to find your new apartment? Here is what you can expect:

Fill out the request form. This will give me the information I need to generate a comprehensive list of apartments that fit all of your requirements.

Pick up to five apartments from the list. I will call these apartments to verify price and availability. I can ask them any other questions you'd like me to ask, as well.

Visit the apartments. A lot of apartments have tours available on a walk-in basis. If you need an appointment, though, I'll schedule it for you.

Fill out an application and sign a lease. I can answer questions for you during this step, but I cannot complete the forms for you. You'll have to do this step yourself. Be sure to list me as your apartment locator on the application, and be sure to let me know when you've done that so I can follow up with the apartment. This is how I will receive my commission. As soon as your newly-leased apartment pays me a commission (usually about a month after you move in), I will immediately send you $50 by Venmo, Zelle, or CashApp.

Move in. Welcome home!
